Primary and secondary pumps, VFDs and motors, air handlers and coils, valves and actuators, piping and insulation repair, and chilled- and hot-water sequencing at the controls level. A chiller that short-cycles is often a pump or a control problem, so we look at the plant as one system.

Rising approach temperatures

Chilled water approach creeping up usually means fouled tubes, a low charge, or airflow trouble at the condenser.

Chiller short-cycling or nuisance trips

Repeated low-pressure or high-head trips point at flow, control, or refrigerant problems that get worse fast.

Scale, slime, or white deposits

Water chemistry is off. Left alone it costs efficiency first, then tubes and fill.

Tower fan noise or vibration

Gearbox, bearing, or shaft alignment issues — cheap now, catastrophic if the fan lets go.

Boiler soot, sooting, or yellow flame

Combustion is out of tune. That's wasted fuel and a safety concern worth same-week attention.

Cycling on low water cutoff

A makeup, air-elimination, or leak problem — and a code-critical safety device you don't want exercising itself.

Basin overflow or constant makeup

Failed float, cracked basin, or excess blowdown quietly running your water bill up.

Loss of capacity in shoulder season

A plant that can't hold setpoint in mild weather won't hold it in August. Diagnose it while the load is low.
